Working Together
We will ensure that any pre-contract information required is given to
you. If a contract is prepared, you should choose and appoint your own
solicitor to represent your interests and to deal with any legal
formalities.
We aim to develop an excellent working relationship with you. We will
also co-operate throughout the building process with appropriately
qualified professional advisors you have appointed, such as architects,
to ensure the smooth running of the works.
Health and Safety
We will let you know about the health and safety precautions that you
and we must take before you visit the site and if you are living where
construction work is continuing.
We will keep a health and safety file on site under the Construction
(Design and Management) Regulations 1994.
We appreciate that you will want to look at the work we are doing for
you. However, building sites are dangerous and are defined in law as
‘workplaces’. We are legally responsible for the site where the work is
taking place and we must not, by law, allow access to the public.
For your own safety you must liaise with us to gain access to site. When
you visit site we will make any appropriate arrangements for protective
clothing, footwear or other equipment you may need. You must use it
while on the site.
NHBC Buildmark Cover.
When building a new home you would benefit from the 10-year NHBC
Buildmark cover if requested. The cover is described below in general
terms only. You should always refer to the policy for full terms.
In the first two years after completion the NHBC’s Buildmark cover says
that the house builder must repair defects. Over the following eight
years, it provides cover against the cost (subject to the minimum claim
value and exclusions and limitations shown in the policy document) of
putting right any significant damage to the load-bearing structure and
certain parts of the home. NHBC’s Buildmark does not cover wear and tear
or lack of maintenance.
We will provide details of NHBC’s Buildmark cover. You can also visit
www.nhbc.co.uk to see a copy of the cover. NHBC can send you a video
describing the cover, which you can order from the website under ‘NHBC
Publications’.
Other manufacturers’ warranties may be applicable on certain parts of
your new home and details will be handed to you on completion.
Payment Terms and Conditions.
Our general payment terms are outlined below. However, specific terms
and conditions may be applicable to your construction project, details
of which will be agreed upon before work commences.
Option 1. Using an architect or quantity surveyor. Monthly valuations
submitted for approval and certificate raised. Payment within 14 days of
certificate date.
Option 2. Dealing direct with customer. Periodic applications for
payment or invoices will be sent you. Payment within 14 days of
application for payment/invoice date.
Customer Service During Works and After Completion
We will ensure that you have details of the services we provide after
the works are completed and the time period in which we will repair any
defects.
We intend to complete the work to the highest standard, but if a problem
arises we will endeavour to resolve the matter in an efficient,
professional manner whether it is a practical problem on site or a
complaint concerning matters covered by the charter. |
